The regulations state that landlords in England have to have an electrical inspection of each rental property. This invoices an inspection and test by a qualified electrician and needs to be carried out every five years. EICRs are also required should a new tenant move into an existing property, should the certificate be more than five years. Once the property has been inspected and certified, it's the landlords responsibility to provide the existing tenants with a copy of the EICR within twenty eight days, or to new tenants prior to moving in. It is just as important to ensure that a copy is provided to the local authorities if they request it.
In the event the EICR identifies any issues seen as urgent or recommending immediate work, the landlord is to have this work completed within twenty eight days, or sooner should the report provide a shorter time scale due to urgency. Once the work is completed, written confirmation must be provided to the tenant and local authority. It is important to note that your local authority does have the power to arrange any work themselves and recover the costs from the landlord, should you not meet these obligations. This can also result in a penalty of up to £30,000 should you not comply.
